Dock-high doors are essential for efficient freight loading and unloading. Each door handles approximately 4-6 truck turns per day depending on cargo type. Insufficient doors create bottlenecks, with trucks queuing for available docks, increasing labor costs and carrier detention charges. A warehouse with 10 dock doors can process 40-60 trucks daily, while one with only 4 doors is limited to 16-24 turns -- a critical constraint for high-volume distribution operations.
Found in the "Premises" or "Building Specifications" section of industrial leases. Often included in a building data sheet or site plan exhibit. The door dimensions (typically 8'x10' or 9'x10'), dock levelers, and dock seal specifications may also be noted.
