Janitorial responsibility determines both who controls cleaning quality and who bears the cost. Landlord-provided janitorial is typically included in operating expenses and provides standardized service. Tenant-provided janitorial gives more control but adds $0.50-$2.00/RSF annually to occupancy costs. In medical, food service, and laboratory environments, specialized cleaning requirements often necessitate tenant-managed janitorial regardless of the lease default.
