Why This Field Matters

The execution date establishes when the lease becomes a binding contract, which affects statutes of limitation, estoppel certifications, and amendment sequencing. If multiple amendments exist, knowing the original execution date allows you to determine the correct order of precedence. It also starts the clock on any pre-commencement obligations like security deposit delivery or insurance certificate submission.

Where to Find It in Your Lease

Found on the first page of the lease in the preamble (e.g., "This Lease is made and entered into as of...") or near the signature blocks at the end of the document. Sometimes the last signatory date controls.

How Lextract Extracts This Field

Lextract uses a combination of AWS Textract OCR and Claude AI to identify and extract the execution date from your lease PDF. The AI searches for all pages of the document, then assigns a confidence score based on OCR quality and extraction certainty. Fields with lower confidence are flagged for human review.

Frequently Asked Questions

Is the execution date the same as the commencement date?

No. The execution date is when the lease is signed, while the commencement date is when the lease term officially begins. They can be months apart, especially when landlord construction work must be completed before the tenant takes possession.

What if the landlord and tenant signed on different dates?

The execution date is typically the date of the last signature. Some leases specify that the "effective date" controls regardless of when individual parties signed. The abstractor should note both dates if they differ.
