Why This Field Matters

Unreserved spaces provide the bulk of a tenant's parking capacity for employees and visitors. While less desirable than reserved spaces, they represent the majority of available parking. If the lease does not specify a minimum number, the landlord can reduce the tenant's allocation unilaterally. In multi-tenant buildings, competition for unreserved spaces creates friction that affects employee satisfaction and client visits.

Where to Find It in Your Lease

In the "Parking" section, stated as a total number of spaces or calculated from the parking ratio. May distinguish between surface, garage, and off-site parking. Look for whether the spaces are "non-exclusive" (shared with other tenants) or "exclusive" (designated for the tenant).
