Why This Field Matters

If consent is required for assignment or subletting, the tenant cannot exit the lease by finding a replacement without landlord approval. This limits flexibility for corporate restructurings, M&A transactions, and subleasing excess space. A consent requirement without a "shall not be unreasonably withheld" standard gives the landlord effective veto power over any transfer, trapping the tenant in the lease regardless of circumstances.
