Monetary Cure Period

The number of days allowed to remedy missed financial payments after notice.

By Angel Campa, Founder · Updated March 2026

Why This Field Matters

A short monetary cure period (3-5 days) gives the tenant almost no time to resolve a missed payment before the landlord can declare default and pursue remedies including eviction. Most bank wire transfers take 1-3 business days to process. A cure period of 5 business days (not calendar days) is the minimum reasonable standard. Missing this field during abstraction means the accounting team cannot properly prioritize payment deadlines.

Where to Find It in Your Lease

Found in the "Default" or "Events of Default" section. Look for language about "failure to pay rent within X days after written notice" or "monetary default." The cure period for monetary defaults is usually shorter than for non-monetary defaults.

Frequently Asked Questions

What is a standard monetary cure period?

Most commercial leases allow 5 to 10 days to cure a monetary default after written notice from the landlord. Some tenant-friendly leases provide 15-30 days. Periods shorter than 5 days are aggressive and should be flagged during abstraction.

Does the cure period start from notice delivery or receipt?

This varies by lease. "Upon receipt of written notice" starts the clock when the tenant actually receives it. "Upon delivery" may start when the landlord mails or sends the notice. The method of notice delivery (email, certified mail, overnight courier) affects the effective start date.
