Why This Field Matters

Non-monetary defaults (like failing to maintain insurance, unauthorized alterations, or use violations) are often more complex to cure than simply writing a check. A 10-day cure period for obtaining new insurance coverage may be insufficient if the tenant needs to switch carriers. Standard non-monetary cure periods of 30 days with the ability to extend for good-faith efforts protect the tenant from losing the lease over administrative delays.

Where to Find It in Your Lease

In the "Default" section, usually in a separate paragraph from the monetary cure period. Look for "non-monetary default" or "other defaults." Well-drafted leases include a "diligent pursuit" extension if the cure cannot reasonably be completed within the initial period.

How Lextract Extracts This Field

Lextract uses a combination of AWS Textract OCR and Claude AI to identify and extract the non-monetary cure from your lease PDF. The AI searches for the field name and common aliases like "Performance Grace Period" across all pages of the document, then assigns a confidence score based on OCR quality and extraction certainty. Fields with lower confidence are flagged for human review.
